Sewer Line Scope
- House to city main sewer line scope with a full video copy of the inspection provided on USB.
- Level 1 private septic system inspection includes the following: 1) A search of the Town municipal records for a copy of the sub-surface waste-water disposal permit (HHE-200 form), certificate of approval, etc. A review of Town records and/or real estate disclosure statement for declaration of number of bedrooms and septic site condition, recorded use of dwelling (i.e. seasonal/year-round). 2) Internal Review/Plumbing Connections. 3)Verification of laundry system hook-up to sanitary septic system. Identification of water treatment system, etc., and disposal method for disclosure. If pump station is utilized, proper identification of separate pump electrical circuit and high water alarm. 4) Locate and inspect the septic tank with observation and if easily accessible the outlet baffle to record and report sludge/scum build-up, integrity of baffle, working liquid capacity, general integrity of tank size, type, existence or lack of risers and covers if required. Only done if the cover is less then 14 inches from the surface. 5) Field inspection and walk over/around property for observation of septic system breakout. 6) The septic system inspection shall culminate in a basic written report of the conditions observed of the septic system components. Ties to septic tank should be included.
The inspection shall be completed by an individual who has attended a voluntary certification program established by the Maine Department of Human Services in cooperation with the Maine Department of Environmental Protection. The process includes a search of property owner, municipal, and state records and a visit to the property. The inspection report may include additional information beyond the minimum requirements and is the property of the inspector and the client. - LEVEL 2 comprehensive Inspection includes: All items required in a level 1 inspection with the addition of running a sewer camera to the leach field and checking house septic plumbing. A full video recording of the sewer camera inspection will be provided on USB.
All mold testing is done in conjunction with a commercial grade moisture meter and Flir E8 infrared camera. Since mold is not able to grow in the absence of water, I get to the root cause of the mold by investigating where the source of water is coming from. The moisture meter can detect the presence of water or moisture in places that we can see and the infrared camera is able to detect the presence of water behind walls and under floors. Once the source of water is corrected a mold remediation contractor will be able to remove the mold. Confirmation of the presence of mold will be accomplished with swab or tape slide test kits and sent to a certified lab for analysis. Air sample tests are available for the entire house or a specific room. Air samples can also be taken within a wall or ceiling cavity to determine the presence of mold with just a 1/4-inch hole in the drywall. I was once approached by a home owner who had experienced a broken water pipe. Her insurance company came out to appraise the damages and offered her a payment of $1300 to make repairs to the home. She thought she would get a second opinion and I was called to conduct the inspection. I utilized a thermal camera for my inspection and found several other areas where the water had reached. The insurance inspector was doing the best visual inspection he could accomplish with the tools he had available, however he could not see inside wall cavities and missed additional damage. Bottom line, the home owner went back to her insurance company armed with my report and was able to get additional funds to repair the areas missed earlier.
